Penn Terra Group Ltd. purchases 3.8 acres at 320 Geneva Street, with the provision the land be used at least in part for affordable and social housing.

The City of St Catharines will soon get 32 more Habitat for Humanity homes.

In November 2021, council approved the sale of about 3.8 acres at 320 Geneva Street, the former site of the City's Community, Recreation and Culture Services administration building.

The land will be sold for $1.35 million to Penn Terra Group Ltd. (PTGL), based on its proposal to include affordable, social and market rate housing.

On Monday, council approved an amendment to the sale, allowing PTGL to work with Habitat for Humanity Niagara.

PTGL has proposed the construction of a nine-storey building with 180 rental units and a four-storey building  with 32 two-bedroom townhomes.

The townhomes will be sold to Habitat for Humanity Niagara at an affordable price, and they will be sold below market value.

The partnership with Habitat for Humanity also requires 60 of the rental units to be leased at affordable rates for the next 40 years.

As well, about 19,000 square feet of commercial space and three community gardens may be developed on the site.

"Our decision to allocate City-owned lands to an extensive affordable, social and attainable housing development has generated one the most impressive projects in the City’s history," said Mayor Walter Sendzik. "With Bethlehem Housing and Penn Terra announcing the inclusion of Habitat for Humanity Niagara within the project, it adds another positive dynamic to a truly transformative project that takes direct aim at Niagara’s housing crisis."
